DMP are providing services to complete Schedule of Conditions on a variety of projects recently both commercial and residential.
A Schedule with a Commerical Lease Agreement
DMP instructed to complete a Schedule of Condition on a 4 storey commercial office building in the heart of Tunbridge Wells for returning client who has purchased and is letting the property.
DMP completed the schedule for the agreement of the lease associated with the new incoming national serviced office tenant on behalf of the Landlord and Owner.
The property approximately 16000 sq. ft set across three open plan office floors, the roof area and external underground car parking forming the lower ground floor of the property and even a separated multi-deck car park on site.
From the large to the smaller commerical property, DMP were recently instructed to complete a Schedule of Condition for similar purposes being a new lease agreement, except this time on behalf of the incoming tenant. DMP identify the problems and highlight within a Schedule of Condition so that incoming tenants are fully aware of any repairs required to the property prior to signing on the dotted line!
Our Schedule of Condition reports give our clients the confidence to ensure they do not take on unnecessary responsibilities for repairing items owing to terms within any signed lease agreement.
A Schedule to Satisfy the Licence for Alterations Act
Furthermore, we have also recently completed a Schedule of Condition on an estate road in a gated community within Tunbridge Wells. Carried out on behalf of a contractor as part of their pre-start set-up and to append to and satisfy the legal requirements under the Licence for Alterations. All associated with a refurbishment of a property within the estate.
A Schedule of Condition for Party Wall Award
Schedule of Conditions are also often undertaken in Party Wall Matters as a means of providing evidence of the condition of a property, structure or area of land as a point in time prior to undertaking any works.
Recently DMP assisted a client based in Central London, acting as the Adjoining Owner’s Surveyor on a particularly tight and intricate site.
The Schedule of Condition can be reviewed at a later date in order to ascertain any damage caused by said works activities or in order to return the property to that standard following any works.
