DMP undertakes Building Survey in Cranbrook
DMP recently undertook a building survey prior to an existing client completing on the acquisition of the freehold purchase of a Grade II listed retail and residential building in Cranbrook.
Whilst on site we found severe ventilation issues in the basement. These issues had caused a substantial build-up of wet rot to occur in the timber joists. It had also caused the steel beams inserted for additional strength to become corroded.
Some rectification works had been undertaken within the basement in recent years, but were found not to have prevented the cause of the condensation. Therefore these works have made very little difference to the decay occurring.
The client had not been aware of the basement issues and following a review with DMP of the costs to make good the basement did not complete on the purchase. Our advice was able to give the client the knowledge of what he may have bought and potential prevented an additional financial burden which had not been accounted for.
