Land Registry Compliant Plan for industrial unit in Edenbridge

A returning client approached DMP to prepare a land registry compliant plan for a commercial premises that they proposed to separate. The property comprises of a workshop over ground floor and offices at first floor.

Initially, we undertook a measured survey, measuring the structural elements of the building to enable us to prepare the floorplans showing the extent of ownership. Following the clients brief we added a new proposed boundary line to illustrate the separation of the property including external areas. 

DMP supplied the client with a land registry compliant plan, including floorplans, OS plan, scale bar and north point. The clients solicitors can now submit to the Land Registry.

Guidance from HM Land Regsitry suggests the following:

  • Good quality plans are important in order to resolving any future boundary disputes 
  • Provides purchasers or tenants a clear understanding of what they are purchasing or leasing
  • Include Ordinance Survey map
  • OS Map drawn accurately to a stated scale 1:1250 or 1:500 including orientation (North Point)
  • Shows sufficient detail including roads/junctions
  • Based on a metric measurement of scale including scale bar
  • Includes whole of property including garages/outbuildings and external areas/access routes
  • Each floor clearly identified and extent of each level shown in detail
  • Any extent of land and easements clearly shown
