The Brief

Through recommendation, DMP  approached by a new client who required our professional services. To begin with, DMP to carry out a feasibility study to extend or adapt. Furthermore, to obtain planning approval for an end of terrace three bedroom property with ground floor bathroom in Borough Green, Kent.

Starting in early 2020, our client was considering extending and refurbishing their current family home. Our client understood any proposed works would need planning permission and again had approached DMP due to the experienced team having obtained similar permissions in particular with Tonbridge and Malling Borough Council.

DMP Solution

Immediately, DMP initially met with our client to establish their thoughts for the property. Understand how they wished to adapt, in particular the internal layout to suit their requirements and future family needs. A brief scope of works and programme agreed.

Our surveyors returned and undertook a detailed measured survey of the ground and first floors. Including attic/roof structure construction details and collated details of the principal elevations, including adjoining properties and external areas.

In addition, preparation of the existing drawings also included detailed front, rear and side elevations including typical sections of the property due to internal level changes.

Several options were presented to the client for consideration and DMP worked with the client to finalise a layout that met the client’s needs. Our client was pleased that DMP had offered ideas and arrangements that stretched their “wish list”, creating and adapting existing accommodation that had not initially been considered.

A final proposal provided the client with the following accommodation:

  • a separate living room
  • new ground floor cloakroom
  • utility Room
  • home office desk utilising under stairs void
  • large open plan living, dining and kitchen to rear
  • bifold doors to rear extension with large fixed roof light and lantern light
  • first floor altered to provide much needed forth bedroom
  • new first floor family bathroom
  • bedroom 1 and shower en-suite to loft conversion

Once agreed with our client a planning application successfully submitted to Tonbridge and Malling Borough Council.

Granted planning permission obtained to include:

  • demolition of existing ground floor extension.
  • erection of new ground floor rear extension.
  • loft conversion with dormer.

Importantly, during the whole process DMP understood our clients specific requirements and kept them fully informed. Furthermore, maintained continued discussions with the Planning Officer at Tonbridge and Malling Borough Council and able to make amendments where needed, and if necessary without delay, in order to achieved the granted permission.

Planning permission successfully granted, DMP continued to add comment and provide advise with respect the clients proposed builder and their costs. With this in mind, we now look forward to working with the client in 2021 to develop the construction/building regulations drawings and act as the Building Owners Party Wall Surveyor.
