THE BRIEF

DMP were approached by a new client who required our professional services in connection with extending their detached 19th Century former farmhouse near Burwash which had been sympathetically extended in recent years.

Starting in early 2021, our client was considering extending and refurbishing their newly acquired family home. Our client understood any proposed works would need planning permission and again had approached DMP due to the experienced team having obtained similar permissions in particular with Rother Council.

DMP SOLUTION

DMP initially met with our client to establish their thoughts for the property. Understand how they wished to adapt, in particular extending the ground floor to suit their requirements and future family needs. A brief scope of works and programme agreed.

Our surveyors returned and undertook a detailed measured survey of the ground and first floors. Including attic/roof structure construction details and collated details of the principal elevations, including external areas.

In addition, preparation of the existing drawings also included detailed front, rear and side elevations including typical sections of the property due to external and internal level changes.

Several options were presented to the client for consideration and DMP worked with the client to finalise a design that met the client’s needs. Our client was pleased that DMP had offered ideas and arrangements that stretched their “wish list”, creating a final design solution that had not initially been considered which include demolition of former ‘Apple’ store used a study.

Once agreed with our client a planning application successfully submitted to Rother Council.

Granted planning permission obtained to include:

  1. Demolition of existing ground floor lean-to former ‘Apple’ store.
  2. Erection of new full width orangery to rear elevation.
  3. Replace external joinery to all elevations.
  4. Extension to existing detached oak frame garage block.

Importantly, during the whole process DMP understood our clients specific requirements and kept them fully informed. Furthermore, maintained continued discussions with the Planning Officer at Rother Council and were able to make amendments where needed, and if necessary without delay, in order to achieve the granted permission.

On determination of the planning application DMP prepared detailed building regulations and construction drawings including structural design and submitted on behalf of the client for competitive tender to local building contractors.

On behalf of the client DMP project managed the overall process from tender analysis, to recommending contractor selection, administering the JCT Minor Works Contract between the client and contractor and undertaking regular inspections.
