Reinventing a Garden Flat in the Heart of Highbury
A long-standing client of DMP approached us following the purchase of a two-bedroom garden flat within a substantial detached period property in Highbury, North London. The property, while full of character, required full refurbishment and modernisation to meet the needs of contemporary living.
Inspired by the potential of the property, the client sought to reconfigure the internal layout. The vision is to increase the number of bedrooms from two to three, create a new en-suite, and open up the living spaces with a combined kitchen/living room arrangement.
Our Tailored Solution
DMP began by conducting a detailed measured survey of the property. From this, our team produced accurate existing plans and developed a proposed layout tailored to the client’s ambitions, supported by 2D visualisations to help bring the design to life.
A comprehensive Building Regulations package was then prepared, including a technical specification and structural design calculations to support key alterations. DMP also arranged for a full refurbishment and demolition asbestos survey to ensure compliance and safety ahead of works commencing.
To satisfy the Freeholder’s requirements, a supporting package was prepared and included within the Licence for Alterations documentation. DMP acted as Contract Administrator under a JCT Minor Works Contract, regularly inspecting the progress on site and liaising with the contractor to ensure quality and compliance.
Upon completion, the client received all relevant Gas Safe and Electrical certifications, with final sign-off from Building Control currently pending. The result is a thoughtfully reconfigured and beautifully refurbished flat that enhances functionality while respecting the character of the original building.
