Schedule of Condition
Client Brief
DMP instructed on behalf of a leading UK logistic and warehouse company based in Kent, due to expansion, a new operational warehouse site had been identified. Our brief was to carry out a detailed Schedule of Condition with an additional Aerial Drone & Imaging Survey.
The new client approached DMP due to our substantial knowledge of the Warehouse & Industrial sector and having been recommended to us by an existing long standing relationship with a commercial agency based in Kent.
It is important to mention that time was of the essence. Therefore the survey was quickly undertaken while navigating around the varying existing tenants usual working operations.
Specifically the Schedule of Condition was required to capture all the varying separate units forming the proposed lease. Our surveyor established that each unit to be treated individually in order to identify the specific details. Including all of differing construction methods, different functions of office or warehousing and the varying works undertaken to them over the previous years.
A comprehensive photographic schedule prepared and referenced throughout the schedule of condition. By doing so, to further clarify each areas condition and to ensure a comprehensive level of information contained, including Aerial Drone & Imaging Survey.
DMP Solution
DMP were able to quickly understand and aid the client in representing the mixed use site. Our specialist knowledge identifying existing condition of the varying building stock, including roof defects via Aerial Drone Roof Survey. Furthermore, with the aid of the photographic schedule individually referenced within the comprehensive report. Equally important the clients expectations and requirements suitably adhered to and exceeded.
The Schedule of Condition report timely issued to the client for inclusion within the new lease documentation.
