Client Brief

DMP were instructed to advise a large property investment company with regards to the redevelopment potential of a four storey property which had fell into dis-repair. This company have a history of updating and modernising buildings which form significant sections of local high streets, bringing them up to a good standard and realising the potential of an entire site.

The client had seen the ground floor of the property used in various guises but most recently as a bar, whilst the upper parts had been rented out to tenants on a room-by–room basis. They recognised that the building offered a much more substantial use, with the requirement for private residential accommodation in the popular high street and interests from high street retailers using the ground floor and basement.

The Property

The property itself stands proud within the high street, forming a substantial end of terrace property, with traditional white render covering, ornate sash windows to the upper parts and glazed shop frontage to the ground floor. The local residents had noted that the building was falling into disrepair due to its prominent position so it had made sense for the client to look at redevelopment of the site.

The DMP Solution

DMP were instructed to attend site and undertake a full measured survey of the property. This would allow the client to appreciate the full extent of the property and become aware of its historic layout designs which can help create an informed decision in progressing the development.

A feasibility study was prepared for the client in order to ensure that all options for re-development were considered. The property within the Wandsworth Borough meant good transport links into London, that small first time units would be preferable within the existing building and all options were under scrutiny to maximise the benefits to the user and client.

Once the most suitable layouts for the property had been determined, the design team at DMP began the process of creating detailed planning drawings. This process encompasses many discussions with the client with layout changes and re-designs of all aspects from room positions and sizes to shop front access.

DMP would then liaise with a Planning Consultant in order to develop an application which encompassed the requirements of Local and National Planning Policy Guidelines.

DMP developed a plan which created seven private, residential flats to the upper parts. The scheme was developed to make use of existing internal structural elements; including the staircase, which would minimise disruption to period features found and allow the project to evolve quickly. The scheme also utilised the existing sash and French style windows; considering that they formed an element of the building which enhanced it character and helped the development fit seamlessly into its surroundings.

The ground floor retail area was designed to provide maximum space for a potential high street retailer. DMP have good experience working individual and national high street retailers in design and fit-out works and are aware of what requirements they need in order to achieve end results. The basement was un-covered and surveyed during the initial stages of the project and included within the re-design of the space. 

Full Planning permission was successfully achieved from Wandsworth Borough Council and following a budget appraisal prepare by DMP the client onward sold to a developer. DMP concluded the project with the preparation of detailed Land Registry Complaint Plans for the contract.

A Private Investment company with property throughout the UK, instructed DMP to Project Manage the proposed redevelopment of one of their properties in Tonbridge. The client’s vision was to provide two ground floor lock up retail units with a self-contained entrance providing access to proposed residential accommodation to the upper parts.


Project Managing Retail to Residential Conversion

The client, a private European multi-strategy real estate investment firm formed in 1995 currently owning and managing circa 3.5million square foot of real estate with circa 500 tenants, instructed DMP to act as their Project Managers. DMP, having secured planning permission by Appeal in 2011 for the previous freeholder, sought to undertake the proposed works in accord with the planning to rearrange the ground floor to provide a retail unit for the existing tenant, formation of a new street entrance, conversion of former storage space into a bin/cycle store and conversion of the upper parts to form two 2 bedroom flats and two 1 bedroom flats.
