Client Brief

DMP were instructed to undertake an interim Schedule of Dilapidations on behalf of an existing client who owns and manages a number of commercial properties as part of a private investment. We were requested also to advise on possible future maintenance and opportunities for the office accommodation. 

Firstly, DMP to carry out an interim dilapidations schedule which would then began to form a terminal schedule. The tenant was not in occupation, this allowed for easy identification of building defects and required repairs to our surveyor. 

The building itself was an end terrace of three office properties over four storeys constructed circa 1900’s. The property constructed of solid brickwork, fairfaced with decorative paint finish to the north and south east elevations, rendered to the south west elevation. The roof pitched and with slate tile covering.

The DMP Solution

DMP visited the property and prepared a Photographic Schedule. In addition, a schedule noting repairs and maintenance works that were liable to the tenant through their lease. Building pathology notes were also formed for the client which advised on longer term maintenance required and future defects which may occur.

The drawn up schedule collated financial information to be used by the landlord when discussing the end of lease with the tenant. By the landlord providing the interim dilapidations schedule, works were agreed in advance of the lease expiry allowing the process to conclude more smoothly.
