Planning & Listed Building Consent
Client Brief
A Kent based Property Investment and Development Company approached DMP to obtain planning permission and undertake detailed drawings for a proposed conversion.
Having taken back the lease from the outgoing tenant of office accommodation, the client wished for DMP to first look at options for residential use to the upper parts.
The property consisted of a mid-terraced mixed use comprising of retail unit to the ground floor and office accommodation to first, second and third floors with a self-contained street entrance. The timber framed building, although not listed, is located in the Maidstone Centre North Conservation Area
DMP Solution
Upon considering the options, DMP submitted planning and conservation area consent application to Maidstone Borough Council for change of use to residential accommodation. Upon granted planning permission, DMP prepared the detailed construction drawings and obtained Building Regulation conditional approval to allow commencement of works on site by the client.
DMP undertook a detailed measured survey of the historic property taking into account existing structural elements, drainage arrangements, existing elevation detailing and construction make up.
Planning drawings were prepared and submitted to Maidstone Borough Council Planning Department for approval together with Planning, Design and Access Statement.
Detailed building regulation drawings were issued to the client on approval of Building Regulations submission to Maidstone Borough Council Building Control Department. Key elements of the Approved Documents including Part A – Structure, Part B1 – Fire & Safety and Part L2A Conservation & Power
