Client Brief

A commercial property investment firm came to DMP with instructions to oversee the alterations of a ground floor retail unit and a proposed separation works to form a residential dwelling at first floor level, all within a listed building. The property was situated on the market square in the centre of Devizes, Wiltshire.

The DMP Solution

The solution lay in the separation of the ground floor area from the upper floors. Extending the retail accommodation through opening up the basement to form additional storage and accommodate the toilet facilities. A period staircase already gave self-contained access to the upper floors; which were converted to form a self-contained maisonette.

Planning and listed building consent were secured; DMP then managed the procurement and supervision of the construction work, through to the final handover of ground floor demise to a ew reail tenant who had taken on a new lease and the upper parts back to the landlord for onward marketing.

Works were completed on time and within the constraints of the clients budget given the property was in a Listed Building and Building Regualtions had to be achieved through careful design and selection of materials.

Residential Conversion

A Private Investment company with property throughout the UK, instructed DMP to Project Manage the proposed redevelopment of one of their properties in Tonbridge. The client’s vision was to provide two ground floor lock up retail units with a self-contained entrance providing access to proposed residential accommodation to the upper parts.


Project Managing Retail to Residential Conversion

The client, a private European multi-strategy real estate investment firm formed in 1995 currently owning and managing circa 3.5million square foot of real estate with circa 500 tenants, instructed DMP to act as their Project Managers. DMP, having secured planning permission by Appeal in 2011 for the previous freeholder, sought to undertake the proposed works in accord with the planning to rearrange the ground floor to provide a retail unit for the existing tenant, formation of a new street entrance, conversion of former storage space into a bin/cycle store and conversion of the upper parts to form two 2 bedroom flats and two 1 bedroom flats.
