Reinventing a High Street Landmark:
Transforming 90–92 South Road, Haywards Heath

The Brief

DMP were appointed by a new investment client to remodel and extend a tired period commercial property, 90–92 South Road, Haywards Heath. The objective was to transform the ground-floor retail space into a high-quality restaurant environment with a first-floor commercial kitchen, while creating five self-contained residential flats above to maximise rental return on the upper floors.

Our Creative Approach

Following an initial consultation and measured survey, DMP prepared design proposals that responded to the client’s commercial strategy, presenting several configurations for the mixed-use development. Early in the design process, interest was received from a national restaurant chain (250+ locations), giving focus to the commercial layout.

DMP prepared and submitted planning applications to Mid-Sussex District Council covering a change of use, new shopfront, two-storey rear extension, second-floor extension, amendments to the roof, and complete internal reconfiguration.

Upon receiving planning consent, a detailed Building Regulations package was produced, incorporating structural strengthening of the existing flat roof, thermal upgrades, privacy screening, and amenity space for two of the flats.

DMP managed the competitive tender process for main contractors and acted as Contract Administrator under a JCT Intermediate contract, overseeing delivery of the scheme and ensuring the specific requirements of the incoming national tenant were incorporated without delay.

Delivering the Vision

The project successfully delivered a modern, open-plan restaurant shell at ground floor with a fully serviced first-floor kitchen to the rear extension, pre-let to a national chain. Above, five high-quality one and two-bedroom flats were created with their own dedicated secure residential access.

The redevelopment has rejuvenated a prominent high-street property, significantly enhancing asset value and providing the client with strong commercial and residential returns.
