Client Brief
A self-administered pension fund, looking to enhance their investment contacted DMP for assistance. For a new lease to be granted, the franchise sought to relocate from a smaller premises in the same high street.
The building, comprised of a classic 1950’s mid terraced property; with retail to ground floor and ancillary storage to the upper parts. At the time, was in a dilapidated state of repair.
The initial stage of the brief was to work with the tenant’s in-house architectural team to develop new internal layouts. In particular dealing with fire safety and means of escape. A schedule of landlord’s works was prepared and agreed with the tenant’s surveyor in order to bring the building up to current standards.
The DMP Solution
On agreement of the layout, DMP prepared planning drawings including proposals for new shop front, external means of escape staircase and external repairs.
Upon receiving planning permission DMP set about preparation of drawings and tender documentation for competitive tender and building regulations approval.
Works were completed on time and within budget in readiness for the tenant’s contractor to undertake the extensive fit out, which achieved an early Spring opening.
