Client Brief

DMP were contacted by a new Client to undertake an Acquisition Survey, a Full Measured Survey and completion of Energy Performance Certificates for a number of demises which formed part of a block of retail premises comprising of approximately 90,000 sq ft in Worthing, East Sussex.

The Client was acquiring the site in a swift transaction and required the survey works to be completed within a particularly tight timescale which would allow the sale exchange to progress within the time constraints. 

Prior to the survey works, DMP undertook a desk top survey of historic data available for the site which would allow the team to date the different buildings. Historic photographs would allow the team to assess the original construction make-up of the buildings and what elements may have been extended or redeveloped.

The desktop assessment followed with DMP undertaking a risk assessment. Given the differing sections of the site, from basement areas to the particularly high roof top; inspections were necessary and DMP ensured that the RICS Surveying Safely Guidance Notes were taken into account.

A program of works was formed and the team being set specific roles and tasks to be completed whilst onsite. The team worked around the general public, tenants and staff who were still using the premises for their day-to-day tasks within a retail environment.

The inspections found a number of critical issues which were detailed within our Acquisition Survey. Historic subsidence, failure of building fabric and roof coverings in a number of vital locations were found. Our survey detailed the cause, remedy and repairs that would be necessary to “make safe” and watertight the buildings.

The Measured Survey would allow our Client to understand the entire space that would form the purchase demise and to clarify areas of differing buildings. The team had to be particularly efficient with the survey due to time constraints and working in live retail premises. The detailed data gathered was delivered back to the office alongside a vast array of images allowing onsite and office works to take place simultaneously; ready for the prepared report and CAD drawings.

Following the completion and serving of the Acquisition Survey, DMP followed up with a telephone call to the Client in order for them to fully understand all details. In response, our Client had advised that the survey was particularly detailed, just short of 50,000 words, and that a concise summary may be useful for the varying members of the purchasing team to understand existing defects and potential future maintenance works. DMP therefore produced a shortened report detailing the immediate issues which may affect the purchase which could be viewed alongside the measured survey drawings.

DMP provided the required Energy Performance Certificates (EPC) for each demise following a separate instruction to assist all parties in the transaction, this was delivered promptly.

The DMP Solution

DMP were able to convert the Client’s instruction and requirements, particularly specifying speed and achieve the targets required. The Acquisition Survey formed exceeded the Client’s expectations and was therefore reduced for ease of understanding. We were able to utilise modern technologies for desktop surveys to ease the onsite works and the time that would be necessary to achieve the client’s goals.
