Survey in Groombridge
DMP undertook a Building Survey & Acquisition Report of a detached Grade II* listed property within the quaint village of Groombridge, Tunbridge Wells.

The property was believed to be originally built in the late 17th century, later additions with the extension of the utility room in the 19th century. Importantly, obtained Grade II* Listed Status for its significance under the Planning (Listed Buildings and Conservation Areas) Act 1990. All the relevant listed status details were researched and provided by DMP.
Interestingly, the property itself was of a timber-framed construction raised upon solid masonry footings with exterior painted timber weatherboarding. The main roof comprised of a pitched hipped roof with front gabled end, overlaid with a peg-tile clay roof covering. Furthermore, 2No. dormers integrated into the front roof slope. Providing a pleasant outlook onto St John the Evangelist Church and the Crown Inn Pub.
Our surveyor was of the opinion that the property was in a well-maintained condition considering the age of the property. However, there were considerable issues which required immediate attention and repairs. In particular, the steel crittal casement windows with lattice patterns of leaded glass, required overhauling and repair due their condition.
Due to the properties listed status, listed building consent (which is separate to any planning permission required) must be obtained from the local planning authority to alter or extend any part of the building. In addition, any object or structure fixed to the building and any object or structure within the curtilage of the building which dates from before 1 July 1948. Consent is required for all extensions or alterations (whether internal or external). However, repairs may not require consent, if they are carried out strictly to match the original materials and construction techniques.
