A DMP Schedule of Condition is the Solution

On behalf of a returning commercial retail client, DMP undertook a Schedule of Condition Report on a commercial unit in Battersea for new lease purposes.

The shop is located on the historic Lavender Hill which earned its namesake for the abundance of Lavender fields found there in the 18th century.

To assist our clients’ timescales, acting in a timely fashion DMP was able to arrange and undertake the survey within a week of the intital enquiry. Allowing the client to proceed with the lease agreements with no delays.

Interestingly, the basement and lower ground floor were not photographed on the property listing. Therefore, if we had not of visited and carried out the SoC the client may not have been aware of the condition and disrepair of the staircase.

What is a Schedule of Condition?

A Schedule of Condition is prepared including photographic evidence to evidence the condition of the property at the time of inspection.

A tenant’s obligation to repair during the lease term is limited to maintaining the property in no better state of repair than as shown by the schedule.

The advantage of a Schedule of Condition is that the tenant is not liable to remedy any historic defects before taking occupation of the property.

The advantage to a landlord is that they have certainty the tenant will return the property upon lease expiry in the same condition in which it was occupied.

For both the landlord and tenant a Schedule of Condition is a very useful piece of evidence should any disputes arise.
