Warehouse & Industrial Scheduled of Condition with Drone Survey
DMP recently carried out an incoming Schedule of Condition for lease purposes for a new tenant of an industrial unit in Paddock Wood.
The circa 1500m2 unit is provided with a double height warehouse space with associated office and welfare accommodation alongside.
DMP completed a full schedule of all areas internally and externally. Furthermore, an aerial drone survey of the roof, in order to provide our Client with the best quality information. To furnish with a holistic view of the property prior to undertaking any repairing obligations in the lease agreements.
What is a Schedule of Condition?
A Schedule of Condition is a vital survey when a tenant is considering any leased property to protect the tenant and equally the freeholder when undertaking a contractual lease. The Schedule of Condition is designed to limit the repairing liabilities of the incoming tenant by identifying the precise state of repair and condition of the property prior to progressing with any contractual obligations.
Conversely DMP will also assist in all aspects of the Dilapidations process including incoming schedule and terminal schedule of dilapidations at lease end.
If high level surveying is required we can complete our Aerial Drone Imaging & 360 Data Capture Service. This is particularly useful when carrying out surveys of roofs including those serving retail properties, offices or warehouses.
