DMP were instructed to undertake a full residential building survey in Tunbridge Wells. The property comprised of a 1970’s semi-detached property located within the village of Hawkenbury, nearby to Tunbridge Wells.
The site visit, undertaken on 16/09/20, and corresponding report was able to address the key construction elements whilst advising on immediate and essential repairs for the property.
Overall, the property was found to be in a dated condition; highlighting the need for renovation and decoration.
Specifically a key area highlighted to our client was the presence of cracking within the lower courses of external masonry to the garage extension. Measuring approximately 15mm-25mm. The severity of crack alongside the tapered crack pattern and also further cracking was identified internally. This raised suspicions of structural movement, suspected through the instability of the foundations beneath the garage. In order to address this issue, it is advised the client seek further investigation through a structural engineer.
