Why Consider Prior Approval For Your Commerical To Residential Application?

Prior Approval allows the conversion of buildings falling into Class E (commercial/business/service use) for residential use without the need for obtain full planning permission as long as a set of certain conditions are met.

The local authority planning department has the right to refuse the application where challenges may arise due to the risk of flooding, negative impacts of noise, highways, and conservation implications.

Certain criteria must be met:

  • Building must be vacant for three months prior to application submission.
  • Size limited to 1,500 square meters of floor space.
  • A single-bedroom flat must have a floor area of at least 39 square metres if has a bathroom, or 37 square metres if the flat has a shower room.
  • All rooms should have adequate natural light and there should be a window in every room. If a new window is required than a full planning application will need to be made.
  • The building must have been in commercial use, business, or service use for up to two years prior to the proposed conversion
